Just seen a couple of posts on other sites talking about the Unigate Site being the home of our new stadium.
3 months ago a friend of mine spoke directly to TF about the stadium and TF said they were looking at this site. I didnt post anything becauase there was no real evidece to suggest it was going to happen. However, as the rumour mill is in full swing I thought I would let you know. |  |

I'm glad they're looking into it as a possibility but from other threads, many, many, threads, I seem to remember that there's possibilities of Westfield expanding north into there or housing to be built. Both will generate more money than a football ground being used 19-25 times a year.
The club will have to be very imaginative/persuasive to get that site and maybe even build some homes & commercial properties as part of the deal, as Arsenal did.

I'm glad they're looking into it as a possibility but from other threads, many, many, threads, I seem to remember that there's possibilities of Westfield expanding north into there or housing to be built. Both will generate more money than a football ground being used 19-25 times a year.
The club will have to be very imaginative/persuasive to get that site and maybe even build some homes & commercial properties as part of the deal, as Arsenal did.

You'd need housing or some commercial buildings next to the new stadium to sell off and help reduce the costs. |  | | |

after 2 fires the site is half demolished (saves costs) !
talk was always of a casino in ground....i'd assume it's a large site and space for other things there
for me, qpr need some atms at the ground, banks pay you for them....those at the tube stn are always oos....
the old loftus rd has a "covenant" about retaining a sports theme there..ok tennis court on roof of new homes! ....a new ground would need parking even with good rail links, which westfield users pay to use non matchdays =£££ | | | |

I suspect one of the issues is that since the Westfield set up shop the area as a whole has seen a big rise in real estate values. Remember this is zone 2 with brilliant transport links. The Unigate site is far more attractive than Loftus Road since it isn't dominated by a large council estate with Ellerslie Road houses backing onto it as well. The old BBC site on the other side of the A40, currently being developed by Imperial College I think went for quite a lot of money I recall and so I'm not sure whether it is realistic to think QPR have a chance of securing this site unless the council really want us to and block other development plans. I also think the BBC building on Wood Lane is being vacated so that would mean masses of redevelopment within a few hundred yards. The area could change beyond all recognition in the next few years. Personally I hope we do get one of these sites, but commercially I'm not sure it would make sense to the council to have such a prime location taken over by a football club. |  |

Indeed. There comes a time though when people have got to stop thinking about commerce being the only option. It's partly what has got this world in the schit as it is.

Imperial College bought the BBC Woodlands site for about 27million IIRC and are turning it into student accommodation. Both that and the Unigate are about 10 acres each so that could give you a guide price. Mind you, there is also the other bits of land connected to Unigate but owned by BBC, Helical Bar and Marks and Spencer. If they were included it would obviously increase the size, the price and also the potential development. | | | |

Loftus Rd doesn't actually have a covenant on it. When we went into administration the previous Labour-run council promised that they would block any non-sporting usage, but there's nothing legally to stop any development. Plus, it's a different council these days so who knows what they might think of it. | | | |

Agree with this to a point but who would want houses that are boxed in between one of London's busiest roads and the central line tracks...personally, putting a football ground there and converting LR to houses would make more sense to the council... |  | | |

Looking on google earth, the current Stamford Bridge site doesnt look that much different in size to the Unigate site. I would imagine that Chel*** would want a bigger site than this, just look how big Battersea Power Station site is in comparison. Although it looks like they wont get this site, isn't the Olympia site being demolished soon? Also as just pointed out I suspect that there is indeed an FA rule about encroaching on other teams areas. And the final issue for Chel*** is the CPO, who are very reluctant to sign over the covenant of the Stamford Bridge pitch to the Russian bloke. | |

That's too far out. We are an urban West London Club. If we can't get the Unigate site then we should go for the Scrubs, if we can't get that then go for the Park Club in Acton, failing that go for a site in Park Royal.

So, if they want something, the local council will push it through, and I think a prem football club currently associated with multi billionaires is a big plus for the council, especally if the scum move south of the river.

Yes, the Council won't want to cut ties with Fernandes and Mittal(fourth richest man in the world). I'm sure they've noticed that we're in the process of constructing a state of the art training ground in the Borough of Ealing which also benefits that local community.
I noticed that acquiring the site and planning permission from Ealing Council was a piece of cake... Hammersmith and Fulham will want Loftus Rd for social housing, if they want it they'll have to give something in return. | | | |
