Old oak redevelopment 12:47 - Nov 13 with 2211 viewsHayesender

Just received this email. Can't see any mention of a stadium on there.

Dear All,

A planning framework which will deliver more than 25,500 new homes and create up to 65,000 jobs at Old Oak and Park Royal has been approved and adopted by the Mayor of London.

Old Oak in West London is set to become home to a new world-class High Speed 2 (HS2) and Crossrail Station by 2026, handling 250,000 passengers a day and acting as a super hub between London and the rest of the UK, Europe and the world.

The Old Oak and Park Royal Development Corporation (OPDC) was launched by the Mayor in April and will drive the planning and regeneration of the site that straddles the London boroughs of Hammersmith & Fulham, Brent and Ealing.

Earlier this year, the Mayor published an Opportunity Area Planning Framework (OAPF) for consultation, which sets out his long-term vision for the area. Thank you to those who made comments and suggestions during the consultation. Following the conclusion of that consultation, the Mayor has now adopted the document on 4th November 2015 which sets the strategic planning direction for the area.

The planning framework aims to:

- Create a new urban quarter at Old Oak, supporting a minimum of 24,000 new homes with an additional 1,500 homes in non-industrial locations in Park Royal.

- Plan for the new High Speed 2/Crossrail and National Rail interchange to regenerate the area and contribute significantly to London’s competitiveness.

- Support the creation of 55,000 new jobs at Old Oak and a further 10,000 jobs at Park Royal.

- Protect and enhance Park Royal as a strategic industrial location.

- Ensure new development safeguards nearby amenity assets such as Wormwood Scrubs and the Grand Union Canal.

- Work with communities, residents and businesses to realise the strategy

The full press release can be read here

The adopted Old Oak and Park Royal OAPF can be read here.

The Greater London Authority’s responses to comments received during the public consultation on the draft Old Oak and Park Royal OAPF can be read here.

A track-changed version of the OAPF highlighting the amendments made to the OAPF following the public consultation can be read here.

Other documents relating to the OAPF can be found here on our webpage.

Kind Regards,

Old Oak and Park Royal Development Corporation (OPDC)

Most of that is just gobbledygook to me, maybe someone else can work it out!

I also received the same email, didn't realise I was on their mailing list. On page 51 it states:

5.27 During 2014 and 2015, Car Giant and London & Regional Properties have held pre-application discussions with the local planning authorities and the Greater London Authority regarding their development aspirations. Queens Park Rangers Football Club has also held pre-application discussions with the local planning authorities and the Greater London Authority on the potential for providing a new football stadium at Old Oak during this time. The development of a new Football Stadium and appropriate associated development within the OPDC area could be supported, subject to it
meeting appropriate planning requirements; and securing land agreements. Such a use could provide a large-scale catalyst for regeneration that could be a vibrant focal point for the development.

Need some in the industry to translate that. Looking at the maps, what was TF and Co thinking when they set out to pish off the owners of Car Giant? They own a massive chunk of land.

Poll: Are we staying up?

with Shepherds Bush becoming more poncy, we are sitting on some valuable real estate. Could be a vital bargaining tool in our aspirations to get a new stadium at OOC

They probably thought that as the owner of CG is a QPR fan he'll just roll over, ignoring the fact he's a businessman.

Thanks for posting that section DW, seems to leave the door ajar for now subject to 'securing land agreements'

Was there anything additional in there that indicated any timelines for the next stage?

It was actually worse than that. They sent Anthony Spencer in their dick swinging, put Car Giant's backs right up.

Also Page 47 shows the general location of the so-called catalysts for regeneration. The one between Willesden Junction and Hythe Road stations seems to be a contender. This could be on Network Rail, Council or Car Giant land. The plan will deliberately leave this sort of thing vague.

The fact that the report is positive towards the idea of a sports stadium as a catalyst for regeneration is encouraging to QPR's proposal and a blow to Car Giant who have pushed the idea that it would be an incompatible use relative to their plans.

This is, and always has been, long term stuff. 10 years plus?

owner is not a QPR fan, then the CEO is a QPR fan but decasions will be made above him. think half the problem was Car Giant initially said they had no interest in the development and would move aside but that quickly changed

Lee Hoos made a very valid point. Business decisions should not be clouded by who you support. He went further to mention another incident where he spoke to someone in C Club about sponsorship. He was told flatly no, for the above reasons.
