Imperial College London has emerged as the purchaser for Helical Bar and Aviva Investors’ 11 acre former Dairy Crest site in White City, west London, PropertyWeek.com can reveal.


The university, which already has vast landholdings in the area, is thought to have bought the bought the land adjacent to White City underground station and just north of Westfield London shopping centre.

The site currently has consent for 1,150 new homes, 210,000 sq ft of offices and circa 60,000 sq ft of retail, leisure and community uses set within extensive landscaping.

However, it is thought Imperial College has bought it in order to assemble land for its Imperial West campus expansion plans, which could ultimately cover millions of square feet of student accommodation, teaching, labs, commercial and incubator space for the university, which is one of the world’s leading science centre.

In November last year, Property Week revealed that the university was also in talks to pay around £80m for a Marks & Spencer warehouse site that could host 1.5m sq ft to the south of the Helical and Aviva scheme. It is thought that the Dairy Crest site would have cost Imperial at least £100m.

Imperial obtained planning consent in July for 1m sq ft mixed-use scheme for its Imperial West campus on 7 acres of land, further north up Wood Lane.

The new purchase will give imperial control of more than 30 acres of adjacent land holdings that could become subject to a phased expansion for future generations of students. Last week, Imperial announced that it was exploring joint venture opportunities with global commercial and academic partners, including a Chinese university, Zhejiang University. The pair agreed to explore the possibility of Zhejiang University co-investing in a future facility to co-locate R&D facilities at Imperial West. Sometimes referred to as Zheda, it is a national university in China. Founded in 1897, Zhejiang University is one of China’s oldest institutions of higher education

Like UCL and King’s College, Imperial is buoyed by demand from international students who pay high fees, and has the advantage of being able to make long-term investments to protect its future expansion plans outside cluttered central London.

“These organisations think differently from normal businesses – they can plan 100 years into the future,” said one source.

Putting 2 + 2 together to make 6, lots of Indian and Asian students flying over with Uncle Tony and Mittals commitment to education and construction means they are all involved and there is a new ground if the offing!

Bit of a surprise there about the plot behind the tube station, hadn't heard anything about Imperial bidding for it. I was convinced that we'd be heading there ourselves.

the access is bloody awful at car giant , no pubs no stations , nothing in fact until HS2 is built then it will be weatherpoons , nandos and the usual suspects built on site for all to use cant bloody wait.

one way into car giant and one way out under a dipping bridge at the back of an industrial site next to a railway line , im sure those who go to see coldplay will love to walk down wood lane on the way back to white city or west fields after the gig finishes

If they own the freehold then they could earn very, very well out of it. But then they'd have to find a new site. Depends how they see their business going in future I suppose, but they seem to have been advertising a lot recently.

Indeed. Or Jim Gregory for turning down the opportunity in the late 70's to buy the White City Stadium & site for £400,000.

OK, that was a lot of money then and no one could predict land values, all seater stadium, the PL etc etc.

So that makes Wright's worse I guess as we all knew it was a bargain.
